1.Why would I pay an agent that doesn’t visit my community with their client on their first visit?
More sales! That is the short answer. The long answer is… In most markets 50% or MORE of new home sales come from cooperating real estate brokers. RMC allows you direct access to the agents with those buyers and the buyers themselves. In this market that one more sale can mean the difference between staying open and closing up shop. Builders participating with RMC have a major advantage over their competition because they KNOW WHO THE BUYERS ARE! So the reason you would pay an agent that doesn’t visit your community with their client on their first visit is INFORMATION!
Back To Top 2. How long is the registration valid and does the client confirm the registration?
Registrations are valid for 30 days after the client confirms the agent’s registration. After an agent registers a client on RMC the client is sent an email where they have to agree to the RMC terms and conditions and privacy policy. After the client clicks on the “CONFIRM REGISTRATION” button the registration is put into the database. At the end of the 30 days the client is automatically removed from the database.
Back To Top 3. What if a client has been to my community in the past or has been registered by another agent?
If a client has been to your community in the last 365 days or has been registered by another agent in the last 30 days the RMC registration is NOT VALID. Agents agree to this when they register with RMC.
Back To Top 4. What if the client wants a new agent?
A RMC registration does not stop a client from getting a new agent. A buyer can have anyone they choose represent them in the transaction. However, it is up to your commission policies if the new agent will be paid. Some builders have a set policy that states if a buyer purchases a home within 30 days of the agent registration the registering agent will be paid. Other builders’ policies state that the last agent into the sales office with the buyer will be paid. It is up to you and your policy as to who will be paid.A RMC registration does not stop a client from getting a new agent. A buyer can have anyone they choose represent them in the transaction. 8. How do I verify if a client has been registered with RMC?
Every builder has the ability to check the database to see if a buyer has an active registration. You do this by entering in the buyer’s phone number in the “Check Client Registration” form.
